Maintenance Checklist

Regularly scheduled "preventative" maintenance can keep your home looking as good as new, both inside and out. The best way to avoid potentially costly repairs and to ensure the safety and value of your home is to use a Maintenance Checklist.

Monthly

Inspect and replace air filters to prevent unit malfunctioning.

Quarterly

Inspect and test smoke alarms and replace back up batteries.
Inspect and maintain proper drainage around your home.
Inspect and repair ceramic tile and counter joint caulking in the kitchen and bathrooms.

Semi-annually

Service heating and air conditioning system (inspect pans and overflow for standing water.)
Inspect and clean roof and gutters for debris allowing for proper water drainage.
Inspect exterior doors and replace/adjust weather stripping if required.
Inspect and lubricate door hardware and lock sets.
Inspect and repair exterior caulking at windows, doors and siding.
Drain and refill water heater.

Annually

Inspect and repair settling cracks in the drywall.
Inspect and lubricate garage door tracks.

Every Three Years

Have a professional inspect your roof. Call a professional if a leak occurs. Never remove flashing or roof tiles.
