Financing

No special construction financing is necessary when purchasing a new Picerne home. A conventional mortgage is all that's needed. We ask that you obtain a mortgage pre-qualification and pre-approval prior to selecting a home with us. There are several good reasons for this.

The pre-qualification process is relatively simple, but very important. It gives everyone involved – including you – a clear sense of what they can afford in a new home. The process will assess your credit history, debt, and income and will outline special mortgage programs and variations in qualifying guidelines between different mortgage types.

You can then work with our sales staff to select the home that fits your needs and finances. Virtually every lender will be able to process a pre-approval for you, usually in less than 24 hours. You're also welcome to use our mortgage calculator to figure out how much your monthly payment would be for the home that interests you.

Choosing Your Home

Choices, Choices, Choices. For some this part of the process is fun, for others it's stressful. Either way we will work with you to ensure that you understand your choices and make the best decisions for you.

Our sales associate will help you select your home site, home style, and any features or upgrades that you choose.

Once you have chosen a home site and style you will need to formally secure the mortgage and sign a sales agreement to purchase the home.

Next we'll review your plan with you in detail, and help you choose finishes and final touches. Finally, you'll visit your new home site to review the specifications of the lot.

Construction

Now it's time to step back, and let us manage the process for you. Picerne will create a construction schedule, acquire all the necessary permits, and order the materials for your new home.

Your new home site will be surveyed, staked, and excavated. All below grade plumbing is installed and the foundation will be set. Once the foundation is in, framing goes up. This is when you'll see rapid progress on your house and it will begin to look like a home. Once the interior and exterior walls are erected, the roof frame is finished and roofing is installed.

Next comes exterior sheathing, including trim and paint. From the curb it may appear that not much is happening once the exterior is finished, but on the inside much is left to do. We will be installing your home's electrical, heating, cooling, and plumbing systems. Bathtub, shower, and other large units are also installed in this phase.

Once the framing and rough mechanicals are done they will be inspected, then insulation is added inside the exterior walls and ceiling joists.

Finishing is the final step. This includes installing and finishing wall and ceiling drywall, installing doors, trim, moldings, floors, cabinets, and countertops. Heating and cooling, plumbing, and electrical registers are also installed along with light fixtures, faucets, and appliances.

Upon final inspection your new home is ready for you to move in.

Q. How long does will it take to build my new home?
A. It will take 4 to 5 months, from the time you have signed your sales agreement to the time you walk through your final orientation prior to closing.

Q. Will I need to get a construction loan or special financing?
A. No. You will not need any special construction financing to build your new home. Picerne will fund the construction of your home. You will need to obtain a conventional mortgage.

Q. Who will help me through the building process?
A. Your sales person will be your guide through the entire process from selecting your home to the day you move in. She or he will be available any time during the sales process to answer all of your questions. You will also meet with the Construction Manager with your sales person at all set meetings to inspect the progress of your new home.
